The residential
Lettings kit is the only one of its kind
which has been designed specifically for
Landlords in Northern Ireland and provides
landlords with the essential legal
documentation to protect them and their let
property.
Each
Lettings Kit contains the
following:
1)
Tenant application
form – This is
completed by the tenant if they are
interested in applying for the property and
is essential in providing you the landlord
with all the necessary information so as to
enable you to make a more informed decision
on whether to accept the tenant or
not.
2)
Tenancy Agreement
– The tenancy agreement
is a fundamental document when letting out
your property or a room in your property.
It is essentially a legally binding
document setting out the rights and
obligations of the Landlord and tenant
during the tenancy and essential for
avoiding future problems. This agreement
has been created specifically for the
Northern Ireland market and has been
updated to take into account recent Office
of Fair Trading (OFT) guidance in relation
to agreements being fair and written in
plain English.
3)
Standing Order
Mandate – This
document has now become the norm in
relation to payments of rent and further
ensures that all rent is paid on time
directly from the tenants bank account to the
landlords bank account thereby reducing the
risk of rent arrears and the unnecessary
anguish and chasing that can
follow.
4)
Notice to Quit
– This document is a
necessary legal document which is required
when bringing a tenancy to an end and is
necessary for the action to be considered
fully legal.
5)
Inventory template
– The inventory is a
very important document in the letting
process. The inventory is very simply a
listing of all the contents of a property
and a record of the condition of each item
which is then signed by the
tenants.
